At the gates of the Chamonix valley, near Sallanches:

44m2 gîte on the ground floor of an old renovated country farmhouse, also including the owner's accommodation on the garden level.
The cottage has its own private entrance (2 access steps from the car park).
Integrated kitchen area open to living room (sofa, TV), bedroom (1 bed 140x190cm + rapido convertible sofa offering an extra bed 140x190cm), bathroom (shower, toilet). Sheets and end-of-stay cleaning are included. Possibility to rent towels.
Small balcony area at the entrance to the gîte with table with 2 chairs, and large plot of land in front of the house (free access for guests).
Possibility of parking in front of the entrance to the gîte. The house is located 230m from the motorway and 45 meters from the main road (potential noise pollution when the windows are open). Center of Magland, shops and commercial area of Sallanches 4km away. Sallanches town center 6km. Ilettes leisure center 4km away: summer swimming, fishing, snacks…
Skiing 16km away in winter: Les Carroz (Grand-Massif), Combloux or Saint-Gervais. Arpenaz waterfall 1,5km away. Cycle route from Lake Geneva to Mont-Blanc on site.
Chamonix-Mont-Blanc and Megève 25 minutes by car, Thermes de Saint-Gervais 15km (15 minutes). Geneva and Lake Geneva 50 minutes away, Annecy around 1 hour. Many hikes nearby or in the nature reserve of Passy (Plaine-Joux).
Easy access to the house all seasons (flat road).
